Deze gebieden zijn door hun ligging bijzonder gevoelig voor condensatie door temperatuurverschillen en het binnendringen van vocht bij mogelijke lekkages. Zelfs in grotendeels afgedichte constructies kan de luchtvochtigheid binnenin na verloop van tijd toenemen.
